RESIDENTIAL HIGHLIGHTS

  • New listings (3,853) decreased 3.0% from the 3,971 listed in May 2021, and increased 4.6% from the 3,684 listed in April 2022.
  • Pending sales (3,122) decreased 16.0% from the 3,717 offers accepted in May 2021, and increased 3.9% from the 3,005 offers accepted in April 2022.
  • Closed sales (2,916) decreased 8.4% from the 3,183 closings in May 2021, and increased 4.8% from the 2,782 closings in April 2022.

AVERAGE & MEDIAN SALE PRICES

Comparing 2022 to 2021 through May, the average sale price has increased 11.2% from $553,500 to $615,600. In the same comparison, the median sale price has increased 12.0% from $490,200 to $549,000.

  • New listings (1,169) increased 10.8% from the 1,055 listed in May 2021, and increased 23.3% from the 948 listed in April 2022.
  • Pending sales (872) decreased 16.1% from the 1,039 offers accepted in May 2021, and increased 8.7% from the 802 offers accepted in April 2022.
  • Closed sales (792) decreased 4.8% from the 832 closings in May 2021, and decreased 1.7% from the 806 closings in April 2022.

AVERAGE & MEDIAN SALE PRICES

Comparing 2022 to 2021 through May, the average sale price has increased 16.8% from $495,800 to $578,900. In the same comparison, the median sale price has increased 19.0% from $441,000 to $525,000.

  • Closed sales (150) increased 4.2% from the 144 closings in May 2021, and increased 11.9% from the 134 closings in April 2022.

AVERAGE & MEDIAN SALE PRICES

Comparing 2022 to 2021 through May, the average sale price has increased 21.8% from $298,400 to $363,500. In the same comparison, the median sale price has increased 20.4% from $269,900 to $325,000.
